Property Access
Guests will have private access to the entire cabin and outdoor living areas, with the exception of any locked owner or maintenance closets.
A keyless entry code will be provided prior to arrival for easy self check-in.
Bear Ridge Escape is located in the Smoky Mountains, so guests should be comfortable driving mountain roads. 4WD is recommended during snow, ice, or other winter weather. Road conditions can change quickly, so please use appropriate caution during inclement weather.
House Rules
• Primary guest must be 25 years or older to book
• Maximum occupancy: 12 guests unless prior approval is given
• No smoking inside the cabin or on the premises
• No pets allowed
• No parties or events permitted
• Please respect neighbors and keep noise to a minimum, especially during evening hours
• Do not feed or approach wildlife. Food should never be left outside due to bears and other animals in the area
• Guests will be required to review and sign a rental agreement after booking. A secure electronic link will be sent for signature prior to arrival. Government-issued ID may be required.
Mountain Notes
• Bear Ridge Escape is located in a natural Smoky Mountain setting on more than 5 private acres. Wildlife such as bears, deer, insects, and other animals may be encountered. Never feed or approach wildlife.
• Mountain weather and road conditions can change quickly. Guests should use extra caution during rain, snow, ice, or other inclement weather.
• WiFi and cell service may occasionally be affected by mountain terrain, weather, or service interruptions. We recommend downloading directions prior to arrival.
• During certain seasons, ladybugs and other native insects are common in the Smoky Mountains and may occasionally make their way indoors despite routine pest control.
• Please keep all food and trash properly secured and follow the trash instructions provided for the property to help prevent wildlife encounters.
Cancellation Policy
Our cancellation policy is Firm.
• Full refund for cancellations made 30 days or more before check-in
• 50% refund for cancellations made 7–30 days before check-in
• No refund for cancellations made within 7 days of check-in
We strongly recommend purchasing travel insurance to protect your trip in the event of unexpected changes.
Refunds cannot be provided for events outside of our control, including weather conditions, natural disasters, power outages, or travel disruptions.
